Elon Musk’s xAI Offers Buyouts to Southaven Residents to Settle Noise Suit

A subsidiary of Elon Musk’s xAI is aggressively acquiring residential properties in a Mississippi neighborhood, conditioning home purchases on the owners' withdrawal from a lawsuit targeting the company’s local data center and power plant. The strategy effectively silences legal opposition by turning property acquisition into a tool for litigation release.

Realtors are going door-to-door in Southaven, informing residents that the company intends to purchase 418 homes. According to reports, 18 homeowners have already committed to selling their properties. For renters, the impact is immediate: those living in homes bought by the company are being served with 60-day notices to vacate.

Legal documents obtained by the Mississippi Free Press confirm that MZX, the xAI subsidiary, is leveraging these buyouts to resolve ongoing disputes. The company explicitly states that any sale is contingent upon the owner signing a release agreement. By accepting the offer, residents forfeit their right to participate in the Haley action or pursue any future damages related to the Southaven plant. While MZX denies the allegations surrounding the facility’s noise and environmental impact, the company maintains that the land is required for essential business expansion.
